I know it is hard to believe but I am in the position to purchase a house outright.

Unfortunately, ideally I want:
* A house, not a unit/apartment/townhouse,
* On land no smaller than 690square metres, but I would prefer 1000s/metres,
* Close to Hornsby, because my child goes to school in Hornsby,
* Somewhere to park my car undercover,
* Minimum of two-three bedrooms,
* I would prefer on a hill or rise,
* I don't care if it needs work, but it has to be habitable.

But here is the crunch; I only have $275000 and I don't believe I can get a loan for more than $100k, in other words, a maximum I can spend is $375,000. Tops. I am trying to get more work but it's hard when you have a ten year old. I am wanting the best for my child and myself but life seems to make you stumble and fall when you least need it to.

Anyway if there is anyone out there than can offer a suggestion on how I can do this I would be so grateful.
